Description:

The Farm Debt Consolidator is used as a cleanup tool for short-term payables, stagnant operating debt, medium term loans, and restructuring of long-term debt with other lenders. Nova Scotia farmers can normally implement it when cash flow demand outstrips supply.  

Comments on Funding:

The applicant will pay interest and other fees, if applicable.
The Consolidator will be real estate based, supplemented by all other typical forms of security such as a General Security Agreement (GSA) and corporate and personal guarantees. On occasion the Board NSFLB may wish to go beyond the farm for additional personal security. Loan to Value not to exceed 70%.

 Applicants must complete the application form on their own, or call for a loan officer to assist or review it with them.

Applications are processed on the basis of a security appraisal, an assessment of the farming program and a review of the completed application form.

    Void Cheque and EFT form to authorize payments by Pre-Authorized Debit (page 5 of Loan Application);

    completed Group Life Insurance Application Form for at least one applicant (contact your local office for application forms), or written confirmation of Life Insurance through a private policy assigned to the Nova Scotia Farm Loan Board.

  • Sole Proprietor: Last 3 years Income Tax Return & Statement of Net Worth and/or 3 years’ financial statements.

  • Partnership: Last 3 years Income Tax Return & Statement of Net Worth for each individual and/or 3 years’ financial statements. AND Signed Copy of a Legal Partnership Agreement.
  • Incorporated Business: 
  • Last 3 years, accountant prepared business financial statements,
  • Copy of Company’s Borrowing Resolution Certified by the Registry of Joint Stocks,
  • Copy of Signed Shareholders Agreement,
  • Completed Company Shareholder Information Summary Form.

Tourism Financing Assistance

Description:

The Tourism Financing Assistance is designed to meet the particular needs of Prince Edward Island tourism operators for the following purposes: purchase of business, expansion, debt consolidation, new construction, and repair or updating of fixed assets. These loans may be used for the purchase of machinery, equipment, real property and buildings, or other items of a capital nature.

The assistance can take the form of:

  1. 1
    long term loan for the establishment, expansion and refurbishment,
  2. 2
    intermediate term loans for improvements to certain assets, excluding vehicles that are not involved in the borrower’s income/sales,
  3. 3
     operating loans mainly for pre-season preparation of tourist facilities.

Comments on Funding:

The long term loans will not generally exceed 80% of the fair market value or purchase price of the asset(s) being financed, and not exceed a period of 20 years.
Funding for operating loans is up to 100%.

The amortization period must coincide with the expected life of the asset being financed, but in no case will it exceed 20 years.


There is an application fee of $250.00 or one half (½) of one per cent of the amount of the loan proposed, whichever is greater.

Eligibility:

The applicant can be any person that :

  • carries on a tourism business, or intends to carry on such a business, in the province, 
  •  operates a business, other than a bed & breakfast establishment as defined in the Tourism Industry Act Regulations (EC267/99), that holds a valid tourism establishment license issued pursuant to the Tourism Industry Act Regulations.

Accommodation operations require a minimum of three lodging units, once complete, to qualify for capital financing. Projects that will expand the tourist season are strongly encouraged.
