Downtown Core Real Estate Densification: Occupied Floor Space of a Building Incentive

Description:

Downtown densification is one of the objectives of the City of Dieppe’ s Strategic Plan. This policy will allow the City to strengthen and increase its tax base in the long term and to use existing services and infrastructure more efficiently. There are three (3) types of possible financial incentives which vary by zones. The first type (Part A) is an incentive which will promote the increase in indoor space used as residential housing and commercial accommodation in buildings of four (4) or more full storeys. 

Comments on Funding:

Funding is a grant calculated according to the following method:  

  1. 1
    Grant of $28.25/ m2 on the occupied floor space of three ( 3) storey buildings;
  2. 2
    Grant of $32.50/ m2 on the occupied flour space of four ( 4) storey buildings;
  3. 3
    Grant of $34.00/ m2 on the occupied floor space of five (5) storey buildings;
  4. 4
    Grant of $35.75/ m2 on the occupied floor space of all buildings over five 5) stories.

Depending of the location of the property, the applicant receives:

  1. 1
    100% of the total calculated amount in the case of new buildings in Zones A and B meeting the requirement that the sides of the building facing public streets are of a commercial nature with a minimum depth of 5 metres;
  2. 2
    50% of the total calculated amount in the case of new buildings in Zone B that only offer residential space and meet the specified requirements;
  3. 3
    25% of the total calculated amount in the case of new buildings in Zone C that meet the specified requirements.

Description:

Downtown densification is one of the objectives of the City of Dieppe’ s Strategic Plan. This policy will allow the City to strengthen and increase its tax base in the long term and to use existing services and infrastructure more efficiently. There are three (3) types of possible financial incentives which vary by zones. the first type offers financial incentives for the occupied floor space (floor space occupied by retail and/or residential housing) of a building. The third type (Part C) is a Financial incentive equivalent to a percentage of building permit fees. 

Comments on Funding:

Funding is a financial incentive equivalent to a percentage of the building permit cost. Incentive calculation method:  

  1. 1
    building valued at $4,999,999 or less; no incentive;
  2. 2
    building valued between $ 5M and 9,999,999; incentive worth 30% of the building permit cost;
  3. 3
    building valued between $ 10M and 14,999,999; incentive worth 40% of the building permit cost;
  4. 4
    building valued at $ 15M or more; incentive worth 50% of the building permit cost.

The incentive equivalent to a percentage of the building permit fees will be paid within two months of the developer having paid the building permit to the City.

Description:

Downtown densification is one of the objectives of the City of Dieppe’ s Strategic Plan. This policy will allow the City to strengthen and increase its tax base in the long term and to use existing services and infrastructure more efficiently. There are three (3) types of possible financial incentives which vary by zones. The second type (Part B) is a Financial incentive for indoor parking applicable to new buildings in Zone A and Zone B. 

Comments on Funding:

Funding is a financial incentive of :

  1. 1
    $8,000 per indoor space, if there are only indoor parking spaces and they are only built on the ground floor;
  2. 2
    $10,000 per underground parking space, if there are only underground spaces;
  3. 3
    $10,000 per indoor parking space on the ground floor, provided that the number of underground parking spaces is greater than or equal to the amount of ground floor parking spaces, if, in addition to underground parking, there is also ground floor parking;
  4. 4
    $5,000 per parking space, provided that these spaces are covered by occupancy areas of similar size on at least two ( 2) floors above the parking spaces for Carport parking.
